Bathroom Remodeling in Lenexa, KS
A bathroom remodel is one of the few renovations you experience every single day. We design and build every bathroom ourselves, as one team, from the first sketch through the final walkthrough. There’s no separate designer and contractor for you to coordinate between.
Timberhaus Studio is a Kansas City design-build studio, and Lenexa is part of our regular service area. Lenexa grew in waves. Established neighborhoods like Century Estates and Lenexa East date mostly to the 1970s through the ’90s, while newer communities like Bristol Ridge have gone up more recently as the city expanded west toward Highway 7. That range means we see everything from original, dated bathrooms to newer ones that just need the layout rethought. We take on bathrooms ranging from a cosmetic update to a full layout reconfiguration, including powder rooms and primary suites. That covers converting a tub to a walk-in shower, building custom cabinetry for a vanity, or reworking the whole footprint.

Three Ways We Scope a Bathroom
- Refresh. Same layout, new finishes: vanity, countertop, fixtures, lighting, paint. The fastest path to a bathroom that looks and feels new.
- Full Remodel. New fixtures and finishes throughout, still within your bathroom’s existing footprint. Tile, tub or shower, vanity, all in materials built to last.
- Reconfigured. Plumbing and walls move. This is for bathrooms where the layout itself, not just the finishes, isn’t working for how you actually use the space.
Permits in Lenexa
Lenexa reviews building permits electronically, with plans uploaded as PDFs through its Electronic Document Review system. A remodel permit requires the property already have a Certificate of Occupancy, and plan review fees run an additional 20% of the permit fee. We handle the whole application and review process as part of your project.
Common Questions
Do you work on bathrooms in Lenexa?
Yes. Lenexa is part of our regular service area, from the older streets around Old Town to the newer development further west. The age of the house usually tells us more about what a bathroom needs than its square footage does.
Do I need a permit for a bathroom remodel in Lenexa?
Most bathroom remodels that touch plumbing, electrical, or structure need a permit, reviewed electronically through the city’s Electronic Document Review system. We pull and manage that permit as part of the project.
What if we only have one bathroom?
It depends on how many bathrooms you have. If it’s your only one, that’s a real constraint and we plan the schedule around it. If you’ve got another, the remodel is far less disruptive. Either way we work it out during Design, not on the fly.
What happens if you open a wall and find a problem?
Older homes hide things: outdated wiring, water damage, framing that doesn’t match the plans. Because we design and build under one roof, we can price a fix and keep moving instead of stalling while you chase down a separate contractor.
Can you build a curbless or zero-entry shower?
Yes. We rebuilt a Kansas City bathroom around a curbless, zero-entry shower: no lip to step over, custom tile, and a layout that works now and keeps working as needs change. It’s one of the more common requests we get from homeowners planning ahead.
