Timberhaus Studio is a Kansas City design-build studio, and Leawood is part of our regular service area. Leawood was incorporated in 1948, and North Leawood is still full of the mid-century ranch homes built during that first postwar boom, often with a single compact bathroom by today’s standards. South Leawood developed later, through the 1970s, ’80s, and ’90s and into newer luxury construction. The starting point for a remodel here varies a lot by street. We take on bathrooms ranging from a cosmetic update to a full layout reconfiguration, including powder rooms and primary suites. - Refresh. Same layout, new finishes: vanity, countertop, fixtures, lighting, paint. The fastest path to a bathroom that looks and feels new.
- Full Remodel. New fixtures and finishes throughout, still within your bathroom’s existing footprint. Tile, tub or shower, vanity, all in materials built to last.
- Reconfigured. Plumbing and walls move. This is for bathrooms where the layout itself, not just the finishes, isn’t working for how you actually use the space.
Permits in Leawood
Leawood has a narrower cosmetic exemption than most cities we work in. Painting, wallpaper, tile, or installing cabinets and countertops don’t require a permit on their own. But the moment any of that work touches plumbing or electrical fixtures, a permit is required through the city’s Codes Administration Division. Most real bathroom remodels cross that line. We handle the application either way.
