What Design-Build Means for a Kansas City Remodel

How the Three Stages Actually Work
Discover. We start in your home, not a showroom, learning how the space is used before we suggest how it should change. This is also where we determine your project’s shape: a Refresh, a Full Remodel, or a Reconfigured layout. Skipping this step is how homeowners end up with a beautifully finished room that still doesn’t work for how they actually live.
Design. Once we understand the house, we draw it. Full plans, material selections, and a fixed scope, all settled and agreed before construction begins. This is the stage that prevents the classic renovation nightmare: discovering mid-build that the design doesn’t work, or that the price was never real to begin with.
Build. Our own crews and the trade partners we’ve worked with for years execute to that drawing, with regular walkthroughs until the last detail is right. Because the same team that designed the project is building it, there’s no one to hand off blame to when a decision needs revisiting mid-project. There’s just someone to fix it.

Common Questions
Will your crew make a mess of my home?
Construction isn’t spotless while it’s happening, but we protect floors, cover furnishings, and contain dust as work progresses, and the work area gets cleaned at the end of each day. We treat your home with the same care we’d want in our own.
How will I know what's happening with my project day to day?
Every evening during construction, you'll get a text letting you know who's coming the next day and what time to expect them. No guessing, no wondering if anyone's showing up. You'll also have a login to our client portal, where you can check on project status and download any documents tied to your project whenever you need them.
What happens if you open a wall and find a problem?
Older homes can hide surprises once walls open: outdated wiring, water damage, framing that doesn’t match the original plans. Because design and construction are the same team at Timberhaus, we can assess and price a fix immediately instead of the project stalling while you track down a separate contractor.
What happens if costs go over the estimate?
The Design stage exists specifically to settle a fixed scope and price before construction starts, so the plan you approve is the plan we build. If something unexpected does require a change, we bring it to you with options and a clear cost before any work proceeds. Never after the fact.
Can you work on older homes in the Kansas City area?
Yes. The Kansas City metro has a wide range of home ages and construction styles, and our Discover stage is built around understanding your specific house before we design around it.
How long does a typical remodel take?
It depends on scope. A Refresh moves faster than a Full Remodel or a whole-home project. We give you a real schedule as part of the Design stage, once your plans and scope are finalized, not a generic estimate up front.
Is your work warrantied?
Yes. Our installation work carries a one-year warranty. Products, fixtures, and appliances also carry their own manufacturer warranties, which we’ll walk you through as part of handing the project over.
I’ve had a bad experience with a contractor before. Why will this be different?
Most renovation horror stories come from split responsibility: a designer who isn’t accountable for the build, or a contractor who isn’t accountable for the design. Because Timberhaus runs both under one roof, there’s one team and one point of contact for your entire project, not two parties who can point at each other when something goes wrong.
